Tony Letke, the founder and President has assembled a talented team, and created an exceptional process to partner with you to plan, design and build the home of your dreams. Uniquely designed and quality crafted homes are the result of careful planning, exceptional design and text book construction. Tony and his design team have won numerous awards and many of his clients have become lifelong friends.
With over 30 years of experience in all aspects of custom home design and building, Tony has created a comprehensive step by step program to ensure an efficient and effective process with successful results. The Letke Design team offers the expertise required to clarify your vision, evaluate your building site, design and prepare your drawings and develop your construction specifications including all of your unique features and finishes. Designing to budget in a timely fashion is an art and a science. Performing that task is a tall order, and requires an environment of mutual trust and respect. Our Process
Letke Design & Custom Home Services would like to introduce you to our “Custom Home Building Program” designed for lot owners, or those seeking a building lot with the desire to build a custom home. We have created a step by step approach that we call “Seven Steps To New Home Construction,” that has proven to be a reliable process and has produced great results. The following outline is an overview of our seven steps to systematically move you through the planning and design process in preparation for construction. We provide you with clear objectives and establish specific target dates, in an organized and effective fashion, to insure your success.
- Custom Home Pre-Planning
Our building program starts with a thorough discussion and review of your family’s needs, desires, taste and budget. Using our 12 page checklist, and years of experience we can analyze everything from your design ideas and preferences for interior and exterior finishes, to the latest technology, site planning and financing options. The initial goal is to realistically determine the overall feasibility of your project. - Evaluate Lot & Design Options
Once we have clarified and identified what is important to your family and have established a comfortable budget, we proceed to the evaluation of your building lot and consider your design options. (If a building site is needed, we begin the search and selection process). - Preliminary Design & Specifications
The next step in the process is to develop the preliminary elevations, floor plans and specifications based on the criteria outlined in step one. With this information, we can update our estimated construction costs and determine if any changes are necessary to maintain your original design and budget objectives. - Prepare Construction Drawings
With preliminary plans successfully completed and in line with the target budget, our design team will produce working drawings. These blueprints will enable us to consider and resolve the architectural and engineering aspects of your home and prepare us for final construction planning. - Construction Planning & Building Contracts
At this point we finalize selections and construction documents as well as site and construction planning. With the planning decisions and pricing complete, we can confidently move forward and approve the Building Agreement. - Obtain Mortgage Commitment & Building Permits
With the Building Agreement and blueprints completed we are equipped and prepared to finalize the appropriate financing and secure building permits prior to construction. - Begin Construction
Finally, with planning, design, financing and permits in place, we begin the exciting process of construction with anticipation of the reality of your finished custom home.
